TITLE INSURANCE
Title Insurance is an essential element of your new home purchase. It provides you with information on the status of the title of the land. Existing mortgages, taxes, liens of any kind, restrictions and owners names are disclosed prior to your closing. After your closing you are issued the final Title Insurance Policy, which will protect you against prior claims that may affect the title after closing. As a Buyer, you will provide this type of insurance to your lender and the Seller will provide this same coverage to you. The fee for Title Insurance is based on the sales price and/or loan amount and is paid one time at the closing. MORTGAGES
Securing mortgage financing is an important step in the home purchase process. The first step when beginning your home search is to talk with a lender and get “Pre-Approved”. This step will give you the comfort of knowing what mortgage and payment amount best fits your finances and the pre-approval letter you receive will be presented to the Seller with your offer. There are many mortgage options available and a knowledgeable mortgage counselor is a must. HOME WARRANTY
Maintaining a home can be a costly expenditure. Usually, problems arise when we least expect them and when we can least afford them. There is a Home Warranty available for used homes that can be purchased by the Seller or the Buyer. The warranty cost is approximately $400.00 for one year and can usually be renewed. Its coverage extends to all of the mechanics (heat, air conditioning, plumbing, electrical) plus appliances and some coverage for roofs. As a Seller, you can order this policy for the future Buyer with a delayed payment until closing, and have some limited coverage on your home up until the day you close. The policy then is assigned to the Buyer. As a Buyer, if the home you purchase does not have a Home Warranty on it, you can purchase this same coverage at closing. With the help of a Home Warranty you can eliminate the cost of many surprise repairs. RE/MAX in the Hills has made available for its clients the MaxGuard Home Warranty, a coverage program offered by Home Protection One. Your Associate can explain the coverages and go over the contract with you.
